The way real estate projects are registered and managed in Dubai is changing. On 3 September 2026, the Dubai Land Department announced the launch of its new ‘Initial Registration’ platform.

The platform brings several developer processes into one digital journey. This includes project registration, real estate transaction registration and escrow account management.

AI enters the registration process.

One of the key features is the use of artificial intelligence. The platform can read documents such as Emirates IDs, passports and sales contracts. It can extract relevant information and fill in fields automatically. This is designed to reduce manual data entry and improve accuracy.

Standard transactions that meet the required rules can also be processed automatically upon submission. The system can guide users to the correct procedure and allow missing information to be added without starting the application again.

For developers handling multiple projects, these changes could make administrative processes more structured.

A clearer view of each project.

DLD has also introduced ‘Project 360’ as part of the platform. It provides a consolidated view of a project. This includes unit status escrow accounts, financial information and project records. The system also  includes early-waring indicators to help identify potential issues.

Data can be reused across connected systems. DLD says this can help reduce discrepancies between sales, escrow and ownership records while strengthening monitoring and oversight.

What this means for Dubai real estate.

The importance of the new platform goes beyond digitising paperwork. It connects developers, DLD and banks managing escrow accounts through a more integrated system, Developers can also manage multiple companies through one account, with different permissions for submitting and reviewing transactions.

DLD says the platform is intended to improve first-time application acceptance, reduce follow-up enquiries and minimise manual work. For Dubai’s real estate sector, this is another step towards a more data-driven system. The initiative also supports the Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33.

As Dubai’s property market continues to develop, the systems supporting transactions and project management will be just as important as the properties themselves.
