  • If the property needs major renovation or reconstruction that can’t be done while occupied.

  • If the landlord or a close family member wishes to personally live in the property.

  • If the landlord plans to sell the property.

In these cases, the landlord must give the tenant a 12-month written notice, either through the Notary Public or registered mail.

The Role of the Rental Disputes Centre (RDC)

All tenancy-related disputes in Dubai are handled by the Dubai Rental Disputes Centre (RDC). The RDC ensures that both landlords and tenants are treated fairly, providing a platform for:

  • Filing complaints or eviction cases.

  • Tracking case progress online.
